Luxury Condominium Building 70% Sold, 65% Closed

JERSEY CITY, N.J. – One of the region’s most successful-selling condominium buildings continued to dominate the luxury market in October as an impressive seven sales exceeding $1 million each were recorded at Crystal Point on Jersey City’s Hudson River waterfront.

The new high-end sales, coupled with numerous other contracts taken in October on residences priced under $1 million, has pushed the 269-home building to the 70% sold mark, according to Fisher Development Associates, which is developing the 42-story building on the final piece of developable land facing Manhattan in the City’s downtown waterfront district.

Perhaps more importantly, Crystal Point is currently 65% closed and occupied.

“Despite the real and perceived circumstances that still affect much of the real estate marketplace, Crystal Point has consistently sold to a customer base that is confident in the enduring value and qualities of the building,” notes Brian Fisher, President of the company that bears his name.

“Achieving this level of sales velocity and price points in the midst of today’s market provides clear evidence that buyers deem this a historically-opportunistic time to purchase a luxury residence in a world-class property that offers them a truly unmatched lifestyle.”

The iconic Crystal Point building takes upscale riverfront living on the Hudson River to the next level by providing forever New York City views and a myriad of five-star recreational and social amenities to create a hotel-inspired living environment. Prices for the one-, two- and three-bedroom residences start in the mid-$500,000s. Homes at Crystal Point are made even more attractive thanks to a 30-year tax abatement that has been granted to the building.

Crystal Point features a crystalline-style glass exterior and has been designed to maximize the building’s waterfront setting and views of the ever changing Manhattan skyline. Inside, one-, two-and three bedroom homes range from 800 to 1,817 square-feet and offer an array of premium finishes. Residents also benefit from free on-site parking.

“Floor-to-ceiling windows drench the homes in natural light and many of the residences offer riverfront balconies,” notes Adrienne Albert, CEO of The Marketing Directors, Inc., the building’s marketing and exclusive sales agent.

“Kitchens boast Italian Pedini wood and glass cabinetry, sparkling quartzite counters, under-cabinet task lighting, full height pantries, islands with breakfast bars and a full Jenn-Air appliance suite. Each residence also has SMART home technology capabilities and a washer and dryer.”

Created by the renowned New York City architectural firm Gruzen Samton LLP, the distinctive design of the landmark Crystal Point building maximizes its unrivaled waterfront location and creates homes with modern, open and furnishable living areas.

“Unlike many high-rise developments which often seem cavernous with long hallways, we split the Crystal Point plan in half with elevators positioned in the middle of the residential floors to create short corridors and provide the building a very intimate feel,” says Jordan Gruzen (FAIA) of Gruzen Samton. “We utilized multiple façade planes to break the building‘s mass up and ensure that every home had magnificent views. Each condominium was designed so from the moment the front door of each home is opened one is aware of the views and the light emanating from the water.

“The layouts of the homes themselves often create large square rooms and sprawling living spaces that are open, airy and extremely functional.”

Crystal Point’s superb amenities include the Crystal Spa with a thermal bath, sauna, steam and treatment rooms. Residents will also enjoy a yoga/aerobics room, state-of-the-art fitness center, lounge with flat screen televisions, game room with billiard and poker tables, children’s play room and a screening room within the Crystal Club.

“An outdoor deck overlooking the Hudson River features a sparkling pool, giant hot tub, private cabanas and lounge chair seating, as well as two BBQs and dining area, fire pits and a children’s play area,” says Ms. Albert. “The building also offers a professional concierge, valet parking and soon a lobby level restaurant.”

The New Jersey District Council of the Urban Land Institute (ULI-NNJ) has awarded Crystal Point its 2010 “Project of the Year” honor in recognition of the responsible development of the waterfront condominium building. Earlier this year, Crystal Point received the prestigious Gold Award for “Community of the Year” during the 2010 National Association of Home Builders’ (NAHB) annual International Builders’ Show. Given by the National Sales and Marketing Council (NSMC), the celebrated achievement distinguishes the building as the best new attached home community in North America.

Crystal Point is conveniently located between the Paulus Hook and Newport sections of Jersey City and steps from PATH trains at both Exchange Place and Newport with direct access into New York City and a Light Rail station.

The New Jersey District Council of the Urban Land Institute (ULI-NNJ) has named the Jersey City waterfront development Crystal Point its 2010 “Project of the Year.” The high-rise condominium project, along with other winners of ULI-NNJ’s sixth annual Land Use Awards, will be honored at a December reception.

The awards recognize “leadership in the responsible use of land and in creating and sustaining thriving communities,” according to ULI-NNJ chair and Jersey City Redevelopment Agency executive director Robert Antonicello.

“Each of the award winners has taken steps beyond industry norms to advance goals of smart and sustainable development,” he says. “The winners show a commitment to successful development in New Jersey that is also mindful of societal goals.”

Crystal Point sits on 2nd Street at the Hudson River waterfront; the project caused a local stir when its developer, Fisher Development Associates, asked the city to sweeten its tax abatement last year. The City Council narrowly approved the move, which extended Fisher’s abatement an additional 10 years and reduced the percentage of revenue paid by almost half (to 10 percent) for the first five years.

The project’s goal is to “respect and enhance the livability and quality of life in the surrounding neighborhoods,” according to Brian Fisher, a principal of Fisher Development Associates. “[We wanted] to create a waterfront building that would be constructed responsibly, meet the city’s guidelines for the continued redevelopment of its downtown urban waterfront and kept the needs of the community-at-large in mind.”

Another Hudson County project is on the honoree list this year, with the newly opened Union City High School receiving the award for “Special Project of the Year.” Also being honored are Orange-based community developers HANDS, for its work on the Central Valley Redevelopment Arts Area; and Rutgers University dean James Hughes, who will receive the Edward J. Bloustein Award for Exemplary Achievement in Civic Leadership & Outstanding Educator of the Year. ULI-NNJ has not yet named the recipient of this year’s Public Official of the Year.

The cocktail reception honoring all award winners is slated for December 8, at 6 pm; at The Heldrich Hotel in New Brunswick. For more details on the event, click here.

Jersey City waterfront

It’s been speculated for the past few years that the Jersey City real estate scene would be seeing on a city wide scale its Revaluation. Well the time has come.  Mayor Healy in all his wisdom has notified the Hudson County Board of Taxation that the City intends to begin the 18 month process of conducting a property revaluation, a decision the Board intends to support.

Let’s take a look at exactly what the Jersey City real estate property Revaluation is…..

What Is A Revaluation?

A revaluation is when a municipality appraises all real property within the municipality, according to its full and fair value. Full and fair value simply means current real estate market prices, or what that particular piece of property, in that condition, in that specific neighborhood, would currently sell for between a willing seller and a willing buyer.

A revaluation will appraise each property based on its current market value and, as a result, each property’s taxes will be based on that current market value. Cities undertake property revaluations periodically to update housing valuations for the purpose of attaining uniformity in assessments.”

This will serve as the first Revaluation, also known as a city wide “property assessment” done on such a scale since 1988.

This has obviously been a long time coming, but given the economic conditions of many of the city’s residents, many may question the timing.  Obviously with the recent tax increases and lay-offs of city employee’s the city is strapped which points to wanting to raise revenue derived from Jersey City real estate property taxes or as the city calls it, “The purpose of this revaluation is to ensure a fair and equitable redistribution of the City’s tax levy so all property owners are shouldering their fair share of the City’s tax burden.”  The City of Jersey City website also states “Now is the best time to do a property reevaluation because property values are at their lowest.

Over the last 22 years, Jersey City has undergone a tremendous growth in both residential and commercial properties.  During the 2000s, like most of the country, we saw real estate prices escalating far beyond their reasonable worth.  Since the near collapse of the global economic financial system in October of 2008, we’ve seen Jersey City inundated with a substantial number of underwater mortgages and short sales.”

I don’t know about you, but last time I checked, the Reval was done in’88?  It sounds like someone is trying to calm the upcoming storm.

Much has changed since the last Revaluation, property values are significantly higher, infrastructure has been approved along with the public transportation systems which will all be taken into account when the Jersey City Revaluation is conducted.

This is how the City of Jersey City see’s the Revaluation in terms of assessing properties…

“During those 22 years many changes in the real estate market have taken place—new housing and commercial properties have been constructed while older, dilapidated structures have been torn down, rehabilitated or replaced. Prices have fluctuated. Houses which appear exactly the same from the street may be drastically different inside due to renovation, repairs, deterioration or lack of maintenance, the addition or removal of a rental unit, or a change of property class from residential to commercial.

When you compare the current true market value to the assessed market value (set in 1988) of many properties across the city, you can see that they are dramatically skewed and out of line with the average assessed market value of city properties as a whole.

This means that instead of each property paying its fair share of city taxes based on its assessed value (which should be an accurate reflection of each property’s value in today’s real estate market), many properties are under assessed and are therefore under paying property taxes.”

When Revaluations are conducted most expect their property taxes to increase, however this is not always the case.  The City is stating that often“1/3 of the municipal properties will see their share of the tax burden go down, 1/3 will see their share of the tax burden go up, and 1/3 of assessed municipal properties will see no change at all”.

I know I am not alone in the thinking that this is going to be hard to believe this go around.  Especially in the Downtown Jersey City area, which in 1988 was a different world.

FHA Loans at Crystal Point condos

FHA Loans are available at Crystal Point in Jersey City

Entering the height of the Spring market, Crystal Point condos on Jersey City’s waterfront is continuing it’s successful sales campaign.  In addition to the current sales being made, including those in and out of attorney review there are also many new home owners moving in.

With more and more homeowners taking possession of their new homes at Crystal Point, comes new opportunities for the home buyer who may not have been able to previously  purchase their home at Jersey City’s premier property.

What so different now you may ask?

Let me guess…….

  • The market tanked……again
  • Crystal Point slashed their prices because they weren’t selling
  • Crystal Point is built on Infill
  • The City of Jersey City recently, after a large donation was made to an unidentified politico approved the building of an island in the Hudson directly blocking the NYC views
  • Or any other ridiculous rumor found on anonymous message boards on the “internets”.

So what is this magical power?  Crystal Point has now met Fannie Mae criteria for home owner occupations on floors 6 to 29.  This means a prospective home purchaser, who purchases a residence on floors 6 through 29 can secure FHA loans.  That’s right, not only is Crystal Point FHA approved, but these luxury waterfront Jersey City homes are now also Fannie Mae approved up to the 29th floor.  In fact, my last client, without securing an FHA loan would not have been able to afford their first home due the sizeable down payment needed to buy a home at the National “Community of the Year” award winner.  This would have been a problem, considering this particular client had to have new construction, had seen most everything on the Gold Coast, and of course only wanted Crystal Point….weird.  Fortunately for all involved, this wasn’t a case of want but can’t have.

The Fannie Mae approval is serving to assist potential home buyers become current home owners.  I will continue to update the Crystal Point thread at LocallyLocated.com as the higher floors qualify for Fannie Mae approval.
